Turnkey Agribusiness in the Andes: Finca Buenaventura + El Pampa Redefines Institutional Vineyard Investment in Mendoza

A rare, de-risked entry into Valle de Uco’s high-altitude wine country – a fully producing 100-hectare estate with a documented export book, a modernised water platform, and 35 untouched hectares of hospitality upside.

Valle de Uco has become shorthand for everything international capital wants from Argentine wine country: altitude, aridity, and two decades of critical acclaim that have pulled Malbec into the conversation with Napa and Bordeaux. Into that market comes a genuinely uncommon offering. Finca Buenaventura and El Pampa, presented jointly by BBI Argentina, combine into a single 100-hectare integrated estate in Los Arboles, Tunuyan – 60 hectares under the Buenaventura title and 40 under El Pampa, sold together as one operating platform. This is not a development site in waiting, but a cash-flowing agribusiness with two decades of vine maturity, a secure and modernised water platform, an active export book spanning three continents, and revenue documented with Argentina’s federal tax authority (ARCA) – de-risked, cash-flowing, and ready from day one.

Agronomic Excellence and a Modernised Water Platform

The estate’s productive core spans 65 hectares – 60 hectares of mature vineyard planted in 2006-2007, now at full production, plus one hectare of Cabernet Franc planted in 2022. A further 5 hectares of almond and walnut orchards, three to seven years old, add a fruit-income stream uncorrelated with the wine cycle. The varietal portfolio – Malbec, Cabernet Sauvignon, Cabernet Franc, Chardonnay, and Sauvignon Blanc – reflects exactly what buyers seek from high-altitude Mendoza, trained on a high-density “espaldero alto” trellis system and irrigated via precision drip fertigation.

Water is the scarcest input in the Uco Valley, and it is here that recent capital investment is most evident. In 2024, ownership completed a full irrigation overhaul: 300,000 metres of drip tubing replaced, all nine valves renewed, the 175 HP Grundfos pump fully refurbished, and filtration completely renovated – a platform now carrying confirmed headroom to irrigate an additional 15-20 hectares at no further infrastructure cost.

A Proven Commercial Engine, Not a Business Plan

What separates this estate from a speculative land play is an existing revenue history, verified through ARCA filings rather than projections. Five income streams contribute: premium grape sales (60-65% of harvest, with two wineries currently waiting on allocation), bulk exports to Sweden’s state retail monopoly Systembolaget, bottled exports placed with the Mandarin Oriental, Iberostar, and Casa de Campo, domestic distribution across six Argentine provinces, and the almond/walnut orchards. Together, these generated over USD 3.2 million in ARCA-filed revenue between 2022 and March 2026 – a figure that excludes bottled export proceeds settled abroad under Argentina’s FX controls, meaning the true commercial footprint likely runs ahead of the documented number. For buyers accustomed to underwriting agricultural assets on unproven projections, a filed, auditable four-year history anchored by contracted grape buyers, a Nordic export relationship, and five-star hospitality accounts materially de-risks the acquisition.

Strategic Value: An Established Vineyard, a Proven Export Market, and Water Security

What makes Finca Buenaventura strategically compelling is that its hardest-won assets are already in place. This is not raw land awaiting a decade of growing-in – it is a fully mature, established vineyard, planted in 2006-2007 and now at peak production. That maturity is matched by a genuinely well-distributed export market: bulk sales into Sweden’s tightly regulated Systembolaget system, bottled placements with five-star hospitality names, and grape offtake relationships with two wineries currently seeking additional allocation, on top of distribution reaching six Argentine provinces. Few emerging vineyard offerings in the Uco Valley can point to buyers already under contract across three continents rather than a sales plan still to be built.

Underpinning all of it is water security – the single hardest asset to replicate in Valle de Uco, and the real gating factor on new vineyard development across the region. Finca Buenaventura draws from a 200-metre well on the same aquifer as the Eco de los Andes mineral water source, which was fully modernised in 2024. This is not a promise of future capacity – it is capacity that exists today, tested, and already carrying confirmed headroom for an additional 15-20 hectares. For a buyer evaluating agribusiness assets in a semi-arid region, a modernised, proven water platform is worth more than almost any other line item on the balance sheet.

Beyond the 65 productive hectares sits a 35-hectare block of levelled, perimeter-fenced, fully serviced land, entirely separate from current production, with a complete restaurant and wine-tasting concept already developed for panoramic Andes views – capitalising on wine tourism, one of Mendoza’s fastest-growing sectors, without disturbing a single hectare of current production.

The Opportunity, in Context

Finca Buenaventura + El Pampa is not a story about potential – it is an asset that already works, with a clear path to expansion. A 100-hectare estate, 65 hectares in full production, two decades of vine maturity, IG Valle de Uco sustainability certification, a modernised and secure water platform, a well-distributed export market, and 35 hectares awaiting a tourism build-out: few Uco Valley offerings combine this much operating maturity with this much unbuilt upside.
